9th and Thomas Achieves LEED Gold

The 9th and Thomas building was recently awarded LEED Gold certification. The mixed-use office building includes three levels of underground parking, 10 floors of office space and a large, open lobby that serves as the “living room” of South Lake Union. Sellen teamed with Olson Kundig Architects to deliver the project through a highly efficient design-build process.

During construction, Sellen diverted more than 87% of construction waste. The finished space includes a number of highly sustainable features that reduce energy consumption and result in a healthier work space. Features include a dedicated outside air system (DOAS), air-to-air heat recovery at the exhaust, a heat recovery chiller, variable speed fans at the garage exhaust and LED lighting. These elements work together to reduce energy consumption by approximately 23% compared to similar buildings. The building also uses 36% less water than a conventional building, and an efficient irrigation system reduces potable water consumption for irrigation by 51%.
